Cold Weather Maintenance Helps Prevent Future Problems

Fall is almost here, and it is the perfect season to tackle your general home maintenance projects
because the weather is generally dry, and temperatures are moderate. Before you start your
seasonal home maintenance, be sure to examine both the interior and exterior of your home.
Many of these home maintenance items can be accomplished without the help of a professional,
but it’s always better to be safe and call the assistance of a contractor if a home improvement
project is beyond your abilities or time constraints.

Here are my recommendations for fall maintenance to avoid major repairs in the future:
• Seal cracks and gaps in windows and doors with caulk or weather stripping; replace if necessary.
• Swap old, drafty windows for more energy-efficient models.
• Touch up exterior siding and trim with paint.
• Inspect roofing for missing, loose, or damaged shingles and leaks.
• Remove leaves and debris from gutters and downspouts.
• Repair or replace siding.
• Clean window and door screens.
• Inspect exterior door hardware; fix squeaky handles and loose locks.
• Wrap insulation around outdoor faucets and pipes in unheated garages.

As a general contractor we see the results of years of neglect as well as lack of understanding of home maintenance needs. Minor repairs can quickly escalate. A leaking window can cause major siding damage, a small leak in a roof can escalate from a minor fix to a total replacement.
